Utah-built Steel-strong We help with permitting & financing
What changed

Utah made it easier to add a second home to your lot.

Utah has expanded protections for accessory dwelling units, and cities like Salt Lake have streamlined approvals — removing steps that used to make ADUs slow and expensive. For a lot of homeowners, a backyard rental or in-law home just went from "someday" to "this year."

Statewide momentum

Utah's rules increasingly protect homeowners' right to add a qualifying ADU.

Faster approvals

Standardized, pre-reviewed plans can move through city review more smoothly than a one-off custom design.

Real income potential

A backyard ADU can generate monthly rent — often enough to cover much of the payment.

Why homeowners are building

One backyard. A lot of upside.

Rental income

Turn unused backyard space into a monthly rent check. Utah's rental demand is strong, and a well-built ADU rents.

Room for family

Keep aging parents close with their own space — or give an adult child an affordable place to land. Independence for them, peace of mind for you.

Lasting value

A permitted, steel-built second home adds real, appraisable square footage and long-term value to your property.

Honest pricing & financing

Straight talk on what an ADU costs.

Your total comes in two parts.

First, the home package — the standardized, steel-built structure with finishes — starting around $52,000. Second, your site costs — foundation, utilities, permits, and city fees — which depend on your specific lot.

We separate the two so you always know what you're paying for, and we'll never quote you a number we can't stand behind. Most homeowners finance their ADU — and because a backyard ADU can earn rent, that income can offset much of the payment.

We'll match you with ADU-friendly financing — HELOCs, renovation loans, and specialty lenders — through our lending partners.

*Figures are illustrative estimates for planning only, not an offer of credit or a quote. Package pricing varies by model and finish; total project cost depends on your lot, utilities, city, foundation, and permits. Financing subject to lender approval and terms. ADU eligibility is subject to local zoning and permit review.

Questions

The honest answers.

What is an ADU?
An Accessory Dwelling Unit is a smaller, self-contained second home on the same lot as your main house — a backyard cottage, in-law suite, or rental unit with its own kitchen, bath, and entrance.
Does Utah's new law mean I'm automatically approved?
No — but the path is easier than it used to be. Every project still goes through your city's zoning and permit review. On a quick call we'll tell you honestly whether your lot is a good candidate.
How much does an ADU cost?
The home package starts around $52,000. Your all-in project cost depends on your lot's site work, utilities, and city fees — typically landing in a range we'll walk you through for your specific property.
Can I finance it?
Yes. Most homeowners finance with a HELOC, renovation loan, or specialty ADU lender. We'll match you with a partner. Payments often start around $455/mo.
Can I rent it out?
Many homeowners do, and the rent can offset much of the payment. Rental rules vary by city (most treat ADUs as long-term rentals, not nightly), so we'll confirm what's allowed where you live.
How long does it take?
Standardized plans and steel construction move faster than a custom stick-built addition. Timelines depend on permitting and site work — we'll give you a realistic schedule on your call.
Will it fit my yard?
Our three models fit a wide range of Utah lots, and we do a free feasibility review of setbacks, access, and utilities before anything is committed.
